Cody Kirkpatrick
Cody Kirkpatrick is a managing director based in Denver, Colorado, responsible for leading debt and equity advisory efforts for institutional clients across the country. He specializes in capital solutions for acquisitions and development within the living sector, including market rate multifamily, student housing, and build-to-rent communities. While he has advised on transactions across all major real estate asset classes, his depth of expertise and track record in the living sector is particularly distinguished. With a unique background in joint venture equity and structured capital, he brings a differentiated perspective to solving complex capital stack needs.
Prior to joining the firm, he served as senior managing director at Berkadia, where he co-founded and led the JV Equity and Structured Capital Group. Over the course of six years, he built and managed a 10-person team that became the national leader in equity advisory for the living sectors, successfully closing more than 130 transactions totaling over $7 billion in capitalization. The team was known for its deep connectivity across the capital markets and its ability to execute complex joint venture, preferred equity, and platform capital transactions. Notably, the group established unique access to both domestic and international capital, having successfully completed multiple joint venture deals with first-time equity partners from Europe, Asia, and the Middle East. This global reach and creative structuring expertise positioned the team as a market leading advisor for institutional clients seeking tailored equity solutions.
Earlier in his career, he was a founder and principal at Central Park Capital Partners, alongside current partners Noam Franklin and Chinmay Bhatt. The company was acquired by Berkadia in 2019, forming the foundation of the nationally recognized JV Equity and Structured Capital platform. Prior to that, he worked on the development side with Vail Resorts Development Company, where he was responsible for project managing large-scale, luxury mixed-use developments at the base of Vail Mountain. This hands-on experience in high-end resort development provided valuable insight into the development process and continues to inform his advisory approach today.
He is a member of the National Multifamily Housing Council (NMHC) and the University of Colorado Real Estate Center. He holds a bachelor's degree in business from Washington State University and earned his MBA from the University of Colorado, graduating first in his class. He is also a LEED Accredited Professional (LEED AP).
